Tangible Personal Property (TPP) – What does it mean for you?

Anything except for real estate which has a value and is being used for business or earning income is termed as Tangible Personal Property (TPP) by the Duval County Florida Property Appraiser.

Some of the items that come under the umbrella of TPP are furniture, fixtures, tools, machines, machines on leasehold, any leased equipment, supplies and any other item which is used by you to earn income or in business.

The Duval County Appraiser suggests that your TPP return needs to be filed before the 1st of January every year. Also those property owners who lease, or lend or rent their property need to file. According to the Duval County Florida Property Appraiser, if you own a mobile home, but do not own the land and have rented space in a mobile home park or from a private owner, then you also need to pay TTP tax on your mobile home attachments and/or the mobile home as well.

Is Your Mobile Home Real Estate or Tangible Personal Property?

Do you stay in a mobile home and are parked on land, which you own? Have you permanently set it up? If you do then your mobile home shall be considered as real property by the Real Estate Appraiser. However, you shall need to purchase a Real Property (RP) Sticker from the Tax Collector’s office.

If you are not the owner of the land, but are the owner of the mobile home, then buy a mobile home sticker and stick it on your mobile home. The sticker ensures that any attachments to your mobile home are considered your personal property. The Duval Property Appraiser suggests that if no sticker is bought for the mobile home, then both the home and attachments shall be looked upon as your personal property.

Renting Furnished Homes or Condos, Do I need to file TPP tax return?

Well, like mentioned above, since renting your property ensures you earn an income, you shall have to file a return and list down your personal properties. The TPP return should include the following listed items: draperies, furniture, appliances, and any other personal property which is included in the rental home or condo.
