What is the role of the Nassau Home Appraisal office?

The Nassau Home Appraiser office is instrument in appraising market value of property but not the tax levied on that property. The Nassau Property Appraiser works in close proximity with the other skilled appraisers of the county to collect assimilate and generate reports on widely approved appraisal systems.

The Nassau County Property Appraiser helps owners of real property to file petitions for tax exemptions. The most commonly used exemption of the Florida State is Homestead Exemption. The Nassau County Appraiser uses certain points to determine the eligibility of the owner to exemption, which are namely:

1. The owner should be a citizen of the United States of America and residing in that County.
2. The owner should hold a valid driver’s license for that State.
3. The owner must have a voter’s card.
4. Vehicle registration.
5. Nassau County Property Appraiser requires the property in question must be the residence of the owner.

Property can be categorized into two types: Real and Tangible property

Mobile homes situated on property owned by the owner are termed by the Nassau Property Appraiser as real property. Real property is eligible to apply for tax exemptions. Mobile homes situated on leased, rented land or items such as fixtures, furniture, leased equipment, heavy equipment on leased land are termed by the Nassau County Appraiser as tangible properties.

All properties are required to be assessed for changes, alterations, additions and improvements every three years. The Nassau Appraiser office may visit the properties before stipulated time in consideration of the following points: -

  • Whether permission was granted to make a certain alteration or addition.
  • To check the property for safety measures.
  • To check on the sale price if property has been recently purchased.
  • To check on usage of land and its produce if land is deemed agricultural.

The Nassau County Property Appraiser also maintains records of maps, GIS system and all pertinent paperwork for the properties under its jurisdiction. The Nassau Appraiser makes available this information to all agencies both government and individual who may seek to find relevant information on particular properties.
