Polk County Property Appraiser

In the State of Florida, classification of mobile homes especially for tax purposes is not just confusing but clearly misunderstood.

The Polk County Appraiser carries out the taxation of mobile homes in three possible ways. These three ways are if:

1. The mobile home is assessed by a Polk County Appraiser and then taxed as a real property
2. The mobile home is subject to an annual license tax or
3. The mobile home is assessed by a Polk County Appraiser and then taxed as a tangible personal property (TPP)

Assessed and taxed as real property- Polk County Florida Property Appraiser

There is no option by the owner of a mobile home with regard to the real property designation for tax purposes when the owner of the mobile home permanently affixes his mobile home to land that he also owns.

The owner is required to purchase an "RP" (real property) series sticker from the Department of Highway Safety and Motor Vehicles. "RP" mobile homes are required to be assessed by the Polk County Florida Property Appraiser and placed on the real property assessment roll and taxed annually as real property.

Annual license tax-- Polk County Florida Property Appraiser

The owner of a mobile home who does not own the lot or land on which the mobile home is situated is required to pay the annual license tax. He is required to purchase a "MH" (mobile home) series sticker from the Department of Highway Safety and Motor Vehicles.

Assessed and taxed as tangible personal property-- Polk County Property Appraiser

Mobile homes that meet the criteria for a "MH" series sticker under 2) above but which do not bear a current "MH" series sticker are presumed to be tangible personal property. Mobile homes that are presumed to be tangible personal property are required to be assessed by the Polk County Property Appraiser, placed on the tangible personal property assessment roll and taxed annually as tangible personal property.

How The Polk County Property Appraiser Does His Job

To find the value of any piece of property, the Polk County Florida Property Appraiser must first know the selling price for similar properties. Polk County Property Appraiser takes other factors into consideration, such as: what it would cost to replace the property, how much it takes to operate and maintain the property, what rent the property might earn.

There are three fundamental methods of evaluating property used by the Polk County Property Appraiser's Office:

The first method involves finding properties like yours that have recently been sold in order to obtain comparative value. The selling prices are carefully analyzed by the Polk County Florida Property Appraiser to get a true picture of the actual property value.

When using the comparative value method of assessing property the Polk County Property Appraiser takes such over or under pricing into consideration so as to arrive at a fair evaluation of your property's value.

The second method used by the Polk County Florida Property Appraiser for evaluating property considers the actual amount of money it would take to replace your property with an exact replica at current material and labor costs. If your property is not new, the Polk County Property Appraiser must determine how much the property has depreciated.

The third method used by the Polk County Property Appraiser of evaluating property works in conjunction with the other methods if you happen to own property that provides you with a rental income
