Port Saint Lucie Property Appraiser suggests that any land that is used for the purpose of agriculture on a commercial scale is classified as Agricultural Land.

The St. Lucie County FL Property Appraiser maintains that if a reasonable profit or at least a reasonable profit is expected from the investment in the agriculture land then the land is being used for commercial agriculture purpose. The St. Lucie County Property Appraiser checks the profit or the reasonable expectation of profit from the point of view of the fee owner and is measured based on their investment.

What Is Purchase Price?

The Saint Lucie Property Appraiser determines that the purchase price paid for the property is inconsistent with agriculture use of the property. The purchase price if found in excess after the agricultural assessment, may be indicative of the fact that land is not a good faith commercial agricultural land.

The Saint Lucie Property Appraisal should prove that since the valuation is derived by the capitalization of the income, which the land can produce due to its use, the invested value should be approximately in proportion to the returns available or expected.

It’s also important that the purchase price paid does not exceed the land value by more than three times. The Saint Lucie Property Appraisal has to ensure this condition is met. This is a presumption that the property is a good faith commercial agriculture land and adheres to the purposes as mentioned in the section 193.461 (4) (c) of the Florida State Statute.
