The Manatee Property Appraiser is one who appraises your property to the fair and just market value and brings it on par with other same type properties available in the market. For this the Manatee County Property Appraiser office works with skilled staff to assemble all existing property market values and store them in a system called the Computer Assisted Mapping Appraisal (CAMA). Who levies taxes? The Manatee County Property Appraiser is one who appraises all properties for the purpose of property taxes, which are not levied by him but by the Tax Authorities. The Manatee County Florida Property Appraiser only submits the ascertained value of the property which enables the Tax authority to set a tax according to the budget. What is the assessing date of property? The Florida Statute sets particular guidelines for every Manatee Appraiser. The Manatee County Property Appraiser must inspect all real property on January 1st of every year and affix a license to it deeming it to be real property. He shall not place any value on incomplete constructions. The Manatee County Appraiser inspects all tangible property such as property on leased or rented land and also those items, which are on commercial property. What notifications are sent to the owners? The Truth in Millage, (TRIM) is sent by the Manatee Property Appraiser to the owners in August of each year appraising the owners of the taxable property. It must be understood that this notification sent by the Manatee Appraiser is not a bill to pay its more of a notification. The Manatee Property Appraiser may include other fees which are not part of the property but in general cater to services like garbage collection etc. How are discrepancies handled? Any discrepancy found by the owner on their appraised value of property is welcome to be clarified at the Manatee County Property Appraiser office. If yet, one is not satisfied with the Manatee Property Appraiser’s clarifications then one can approach the Value Adjustment Board. Please note that the Value Adjustment Board only handles appraisals and not tax related problems.
