The following is some information about the Orange County Property Appraiser and should not be confused with that of an independent appraisal company. Appraisal companies like ASI are typically used for estimating the value of real property for lending purposes; they are also used for the estimation value for estates, PMI removal, and listing purposes. ONLY THE ORANGE COUNTY PROPERTY APPRAISER CAN VALUE REAL PROPERTY FOR TAX PURPOSES How the Orange County Fl Property Appraiser assesses mobile (manufactured) homes. If your mobile home is located on land at a mobile home park or owned by someone other than yourself, a ‘Mobile Home’ (MH) sticker is required. If your mobile home is permanently affixed to the land and you own the land, you must have a Real Property (RP) sticker. If your mobile requires a MH sticker, you must purchase the MH sticker during the month of January. The sticker expires every January 31st. Mobile homes with a MH sticker are not assessed on the tax roll as real property or tangible personal property. If your mobile requires an RP sticker, bring the following to the Property Appraiser’s Office: • the deed to the land A staff member will complete a DR402 form that declares the mobile home to be real property. You will then take that form to the Tax Collector’s tag office where you will purchase the sticker that is valid as long as you own both the mobile home and the land. Mobile Homes with RP stickers are assessed on the tax roll as real property. Three ways by which any Orange County Appraisers estimate the value of any property are: 1.Cost Approach: Firstly, the Orange county appraiser determines the value by assessing the actual value that would be required to build a similar kind of property. If it is an existing property, then the Orange County Appraiser has to calculate the depreciation on value. 2.Sales Comparison Approach: Secondly, Orange county appraiser establishes contact with the buyer and seller if a particular piece of land was sold and checks whether the deal was an arms-length transaction. There could also be examples where the property has been over valued and sold or vice versa.
